Falls Church Welcomes New Business to Pearson Square

City considers new business, building requirements

The City of Falls Church Council welcomed Body Dynamics to the city Monday night with a unanimous vote during their regular meeting.

The Arlington-based fitness center specializes in physical therapy, rehabilitation services and fitness training.

Body Dynamics will take over nearly 10,000 square feet of available commercial space at Pearson Square along the 500 block of Maple Ave.

Over the past several months, City Council and the Planning Commission have worked with the applicant to iron out the details of their new occupancy in the city.

Dr. Jennifer M. Gamboa, founder and president of Body Dynamics attended Monday's meeting and expressed her gratitude towards the city for helping her expand her business.

"I am very appreciative of the support from the community," said Dr. Gamboa.

Pearlmark Real Estate Partners, the owner of the Pearson Square location that Body Dynamics will occupy, was granted a special exception by the city to welcome rehabilitation company to its new location.

In exchange for the special exception, Pearlmark has agreed to contribute $5,000 annually to for the next five years. Creative Cauldron is one of the current businesses in the Pearson Square building.

"It's really a very progressive, very exciting business and we're very pleased to have them in the city. They also do a lot with the arts, as I understand it, and that's a very nice synergy with Creative Cauldron," Vice Mayor David Snyder said. "I think most importantly it will bring a lot of people into the city to want to take advantage of the service and hopefully our other businesses, and really bring some significant vibrance to the area."

Body Dynamics and other businesses throughout the city may be subject to new maintenance requirements of establishments that Council also considered at Monday night's meeting. City Council will host a public hearing regarding a new set of civic penalties that would be enforced along with the city's existing property maintenance code.

The city is examining the new fines in light of recent resident complaints of observations of trash, debris and deteriorating building structures throughout the city.
